Zeustra represented fourteen cardiologists in the sale-leaseback of their primary real estate asset. The goal was to maximize the value of the real estate through a sale, providing the physician partners with liquidity. Zeustra structured the lease agreement on behalf of the partners in a way that minimized partnership risk and maximized real estate value. We were able to identify an established 1031 exchange buyer that out-bid the institutional market, achieving a record cap rate in the marketplace.
